Terms of Service

These terms govern your use of this website and describe how Collin County Scenic Sites ("CCSS", "we") works with clients. A signed proposal or written agreement for a specific project always takes precedence over anything on this page.
Website content
Everything on this site — including package descriptions, features and prices — is provided for general information. Prices shown are published starting prices, not offers, and may change. Nothing on this website, and nothing said by the AI concierge, creates a binding quote or contract. A binding engagement begins only when both parties agree in writing.
Projects and payment
- Build fee. The one-time build fee is quoted before work begins. Unless agreed otherwise, half is due at kickoff and half at launch.
- Build-and-deliver packages. Scenic Site and Smart Site are one-time builds. On completion we deliver the finished site and its source files; you are responsible for hosting and for keeping the site online thereafter. CCSS does not host, monitor or maintain sites on these packages.
- AI Service & API plan (Smart Site). Smart Site includes a $79 per month AI Service & API plan, billed month to month. It covers operation of the AI concierge endpoint, third-party model usage arising from visitor conversations, and upkeep of the assistant. It is not a hosting, maintenance or support plan for the website itself. If the plan lapses or is cancelled, the website continues to function and only the AI assistant ceases to operate. Fair-use limits may apply to abnormal conversation volumes; we will contact you before any change rather than bill you unexpectedly.
- Hosting Launch Class. The Hosting Launch Class is instruction, not a service. It is a guided session covering how to publish the delivered site, connect a domain and maintain basic hosting hygiene. It is included with Smart Site and available to Scenic Site clients for a one-time $29. CCSS does not thereby host, administer, monitor or assume responsibility for the client's hosting environment, and does not guarantee any particular outcome, uptime or third-party provider's behaviour. Third-party hosting fees are paid by the client directly to their chosen provider and are not included in any CCSS fee.
- Managed service plan. The Summit Site monthly plan is billed month to month and covers managed hosting, SSL, security patching, uptime monitoring, backups, priority updates and continuous AI maintenance. It is not a retainer for new development.
- Scope. Work outside the agreed scope is quoted separately before we start it. We will not perform out-of-scope work and then invoice you for it.
- Timelines. Our typical build window is 7 to 14 business days once we have your content. Timelines depend on your materials and feedback arriving; delays on that side move the launch date.
Your responsibilities
You are responsible for the accuracy of the content you provide, and for holding the rights to any logos, photographs, text or trademarks you send us. You confirm that your business information — including hours, licensing, pricing and any claims about your services — is truthful and lawful.
Ownership
On final payment of the build fee, you own your domain, your content and the site files we produce for you. We retain ownership of our own reusable components, tooling and templates, and we may reference your project in our portfolio unless you ask us not to.
Cancellation
Both monthly plans — the Smart Site AI Service & API plan and the Summit Site managed plan — are month to month with no long-term contract, and either party may cancel with 30 days written notice. Cancelling the Smart Site plan stops the AI assistant only; your website is unaffected. On cancellation of a Summit Site plan we export your site, hand over the source files and help you point your domain elsewhere. Build fees for completed work are non-refundable.
Third-party services
Your site may rely on services we do not control — domain registrars, CDN and hosting providers, AI model providers, booking or CRM platforms. We select them carefully and manage them on your behalf, but we are not responsible for their outages, price changes or policy changes.
Limitation of liability
We work hard to keep your site fast, secure and online, but we do not guarantee uninterrupted service, specific search rankings, specific traffic levels, or a specific number of leads. To the fullest extent permitted by law, our total liability for any claim relating to our services is limited to the amount you paid us in the three months preceding the claim. We are not liable for indirect or consequential losses, including lost profits.
Governing law
These terms are governed by the laws of the State of Texas. Any dispute will be handled in the state or federal courts located in Collin County, Texas.
